Scarborough has some of the GTA's most undervalued residential stock — mature 1950s-60s bungalows and side-splits on deep lots, often with mid-rise tree canopy and proper-sized back yards. The neighbourhoods near the Bluffs and along Kingston Road have particularly strong renovation upside.
Our Scarborough work is heavy on legal basement secondary suites and on rear additions that reorient mid-century bungalows toward larger, more open kitchens. The lot depth in Cliffside, Birch Cliff, and Guildwood supports significant rear extensions without crowding the back yard.
Scarborough is part of the City of Toronto, so Toronto's residential building permit and secondary suite registration processes apply. Toronto and Region Conservation Authority (TRCA) review applies to properties along the Scarborough Bluffs Regulated Area — we coordinate TRCA permits where the project triggers their jurisdiction.
