A 6,400 sq.ft estate on a conservation lot. Post-and-beam great room, indoor lap pool, four-car garage with workshop. Pouring the basement slab this week.
04Construction Sequence
Every project, whether it's a single bathroom or a 6,400 sq.ft estate, runs on this sequence. You always know what week you're in, and what's coming up next.
We start with a 20-minute call. You tell us the space, the why, the dream number. We tell you whether we're the right shop for it — 1 in 3 projects, we recommend someone else.
A lead carpenter and PM visit. We measure, photograph, pull up city records, and check structural assumptions with our engineer on speed-dial.
Architectural drawings, material schedule, trade quotes, and a Gantt you can stick on the fridge. Fixed price once signed.
Toronto permits take 6–12 weeks right now. We've submitted 340+ — our expeditor has a first-name basis with the city.
Daily site supervision. Weekly photo reports. A shared change-order log so the word "surprise" never appears in your invoice.
Deficiency walk at 30 days. Mechanical commissioning. One-year and two-year check-ins. We answer the phone forever.
05Client Log
They ran our kitchen gut-reno end to end — permits, trades, the works. Six weeks, on budget, and the final finishes are genuinely beautiful.
Building a nail salon in a heritage building in Toronto should have been a nightmare. ADV handled every permit and inspection, and we opened on the day they promised.
Most contractors ghost you after the quote. These people answered every question for three months before we even signed. That's the whole reason we hired them.
Clean site. Quiet crew. Our neighbours didn't complain once, which is the real Toronto miracle.

08Good Questions
A kitchen or bathroom runs 4 to 8 weeks on-site. A full home renovation usually takes 3 to 6 months depending on scope and permits. We give a firm schedule with the quote before you commit.
Yes. Permit drawings, applications, and inspections are part of every project we run. You sign the permit application; we handle the paperwork, the trips to City Hall, and the back-and-forth with your municipality.
The first consultation is free. A detailed written quote with material specs and a schedule is $750 to $1,500 depending on project size. That fee is credited back if you sign the contract.
Yes. We carry comprehensive liability insurance, are WSIB-covered on every jobsite, and are Tarion-registered for new home construction. Certificates available on request.
