final ESA inspection, occupancy permit, landlord turnover documentation, and warranty package.

A commercial build-out is a project with a date attached. The lease starts on the first of the month. The franchise opens the day the sign goes up. The ESA inspection has to be booked before the electrician's last day on site. There is no space for the schedule to slip — and the contractor's job is to make sure it does not.

We bring decades of GTA commercial experience: tight downtown loading dock windows, after-hours work in shared buildings, food service ventilation through six-storey shafts. We open on the date we promise, or we tell you in advance why the date is changing.
