Our Process

Six steps from
hello to handover.

The process is the product. It is how we keep schedules, hold budgets, and finish the punch list. Here is what working with us actually looks like.

01Week 0

Consult.

A 60-minute conversation in your home or our office. We walk the space, listen to what you want to fix, and give you an honest first read on scope, budget range, and whether we are the right fit. No charge, no pressure, no follow-up unless you ask.

02Weeks 1–6

Design & spec.

Floor plans, elevations, 3D where useful, full material specifications, and a written line-item quote. We bring in our trades for input on constructability before details lock. The design fee is $750–$1,500 depending on project size and is credited back if you sign the contract.

03Weeks 4–10

Permits & schedule.

Permit drawings, applications, and inspections coordinated across every GTA municipality we work in. We confirm trades and material lead times, lock the construction schedule, and give you a written calendar with key milestones.

04Weeks 8 onward

Build.

One project lead on site daily. Trades scheduled and supervised by us. Weekly Friday written update with photos, what is finished, what is next, what (if anything) needs your input. One number to call when you have a question.

05Final two weeks

Punch list & walk-through.

Detailed walk-through with you, room by room. We log every item, fix it, and walk through again. The project is not finished when the trades leave — it is finished when you have signed off.

06Year 1+

Warranty & service.

Two-year workmanship warranty on every project, plus the manufacturer warranties on appliances, windows, and finishes. New construction is Tarion-warrantied for the statutory terms. We answer service calls promptly because you are our next referral.
