bench footing or full underpinning to create legal ceiling height, engineered and inspected.

interior membrane, weeping tile if accessible, sump pit and pump, vapor barrier on every exterior wall.

Egress windows

code-compliant escape windows cut, framed, and waterproofed for any bedroom below grade.

Mechanical

separate furnace or zoned heating, code-compliant ventilation, and dedicated electrical sub-panel for legal suites.

Finishes

moisture-tolerant flooring, drywall, doors, trim, and full kitchen / bathroom installs as needed.

A basement is the most undervalued square footage in a Toronto home. Done right, it adds a rental unit, a guest suite, a home office, or the kids' floor without enlarging the footprint or moving anyone out for a year. Done wrong, it is a damp, low-ceilinged room that nobody wants to be in.

The difference is in the parts you cannot see — the membrane against the foundation, the underpinning footings, the egress window well drainage, the sub-panel sized for the future. We treat the invisible work as the work that matters most.
